Edgehill Manor guest house for sale for $4.5m
Guest house owner Bridget Marshall is selling Edgehill Manor and retiring after 30 years in the tourism business.The 14-room guest house near the City on Rosemont Avenue is listed for sale with Joy Lusher Real Estate for $4.5 million.Mrs Marshall said she is “very tired” and hopes to retire after selling the guest house that she has operated for decades.She said she’s built up the business to where 95 percent of guests are repeat visitors.She said the guest house still enjoys high occupancies year-round, with the only noticeable dip in business being back in 2007 when the economy began to struggle.“We’ve been pretty full all of the time,” she said. “We have very good staff and we offer very good service and that’s most important on the hotel industry. Our rooms are cleaned meticulously and we go out of our way to make sure guests are comfortable.”Joy Lusher Real Estate said the “highly lucrative” guest house is being sold as a going concern.It is on about a third of an acre and has a swimming pool. The 14 rooms all have bathrooms ensuite and some have private balconies.All the rooms have fridges and microwave ovens and three have full kitchenettes. There are two additional staff rooms with ensuite bathrooms and kitchen.The property has two large tanks, Watlington water and a well which supplies the toilets.
