Former resort cabanas could be adopted by Lorraine Rest Home

Cabanas built for a shuttered hotel could find a new use housing seniors at a Warwick rest home.

According to a recent planning application, the Lorraine Rest Home has sought permission to install six cabanas originally built for the 9 Beaches property and repurpose them for seniors.

The 9 Beaches resort at Daniel’s Head, Sandys, closed its doors in 2010.

Documents included within the application said the home is one of several on the island that is fully booked with a waiting list.

“The need to provide additional beds is paramount and we propose to address this crisis by repurposing the aluminium pre-fab cabanas that were used at 9 Beaches property and convert them into six-bedroom suites,” the application said.

The application said the refurbished cabanas would be placed in the northeastern corner of the property.

The documents said that during pre-consultation with the Department of Planning, the concept was approved, but concerns were raised about the originally suggested location of the cabanas on the “steepest part” of the site, encroaching into an area zoned as woodland reserve.

“We have taken the feedback received and devised a site plan layout that significantly reduces the amount of vegetation removed,” the application said.

“We also created a basement for additional storage and a new water tank along the steepest part of the site, thus eliminating the need for retaining walls.

“Additionally, we have removed the balconies on units five and six that face east so that there is no longer an encroachment on that setback.

“Therefore, the majority of vegetation along the eastern boundary will remain, thus retaining the privacy currently enjoyed by the residents.”

The application said that patios for two of the units would encroach within a 15ft setback from a recreationally zoned area — but urged the planning department to use its discretion to allow the encroachment.

“The encroachment of 6ft is minimal and will not impact the use of the recreational area,” the application stated. “Screen planting will be provided along the shared boundaries between the two zoning areas for added privacy.

“The location of all units is an appropriate planning and design solution. It provides an orderly development of the site and will not be detrimental to the amenity or environment of the surrounding area.”
