Permission for huge condo sought

Developers Southpro Limited want to build the two and three bedroom units at the site on Dunscombe Road, which they say will address the need for affordable, high density housing.

The application states 58,275 feet of the 324,127 square feet site will be used if the development is given the go-ahead.

In a letter last week to Planning, Southpro's agent Dolores Beraldo of Bermuda Caribbean Engineering Consultants, wrote: "The concept behind the proposed condominium development is to create more affordable housing for Bermudians.

"The proposed condominium units will only be available to Bermudians and will not be available for sale to non-Bermudians. As the demand for housing increases in Bermuda, and the land available for housing decreases, it is necessary that the traditional forms of detached dwelling units on individual lots will be replaced by denser forms of development such as condominiums.

"The former Edness Quarry site is an ideal site for a higher density residential development. It is physically separated from adjoining properties through a combination of natural vegetation and differences in elevation, ensuring there will be no impact on adjoining properties."

The Royal Gazette was unable to find out the identities of the individuals behind Southpro yesterday.

Mrs. Beraldo said she would get Southpro to call the newspaper, but they did not do so by press time. Bermuda Caribbean Engineering Consultants submitted a proposal for 33 homes on the site in 1987 on behalf of John R. Berg. Mr. Berg is president of building and hardware supplier SAL Limited.
