Permission sought for condos at Powell Estate

Developers have submitted plans to build 22 condominiums on the former Powell Estate in Warwick.G.G. Condo Co. Ltd. acquired the freehold from the Powell family on October 1 and developers Coconut Lair Trust have this week applied for planning permission to build a residential estate.Agents Edwin P. Adderley Associates have pointed out that the property already has an 'in principle' approval for 22 residential units, granted by the Development Applications Board on March 1, 2006.

G.G. Condo Co. Ltd. acquired the freehold from the Powell family on October 1 and developers Coconut Lair Trust have this week applied for planning permission to build a residential estate.

Agents Edwin P. Adderley Associates have pointed out that the property already has an 'in principle' approval for 22 residential units, granted by the Development Applications Board on March 1, 2006.

The land, by Riddell's Bay along Middle Road, is bordered by Leith Hill Lane and has been designated a Residential Two zone.

In a letter accompanying the planning application, Edwin P. Adderley Associates say: "The approved master plan is the result of a two-and-a-half year application process which included extensive consultations with the Conservation Officer, Agricultural Officer, Ministry of Works and Engineering and the Department of Planning.

"The approved master plan is the culmination of negotiations between the parties."

The estate, covering 27,347 square feet, will feature clusters of four condos of varying heights set around a communal area of outdoor parkland.

"The external appearances of the dwellings have been designed to incorporate traditional Bermudian architectural elements," the agents state.

There will also be extensive landscaping.

"The amount of trees to be planted has increased from those proposed in the approved Woodland Management Plan," say Edwin P. Adderley Associates.
